  • Client goals & compliance requirements
  • Benchmarking
  • Facility condition assessments
  • Energy audits
  • Recommend facility improvement measures (FIMs) with a clear scope of work and economic outcomes, so you can make educated decisions about investments in your facility.
  • Establish FIMs
  • Finalize budget & SOW
  • Establish phasing & timing
  • Identify financing options
  • Complete system operational adjustments and deep energy retrofits that improve facility performance.
  • Planned maintenance
  • Retrocommissioning
  • TAB/Controls
  • Manage & execute FIMs
  • Prove results through objective data and sustain building performance over time.

  • Our Services

    • Compliance: We have a deep understanding of Federal, State, County, and City laws and regulations and can advise our clients and assist them with reporting.
    • Benchmarking: We have experience in measuring building energy and GHG emissions performance in Energy Star Portfolio Manager.  We can advise our clients of their energy and GHG emissions compared to previous years and similar buildings across the country.
    • Facility Condition Assessments: We can provide asset/equipment-level assessments to determine timing and cost associated with replacements. These assessments will help our clients make educated decisions on investments to their facilities.
    • Energy Audits: We can perform ASHRAE Level I, II, and III energy audits that help our clients understand the right priorities in making facility investments.

    • Project Development: Our project managers can create a detailed project scope of work based on the recommendations of the assessment phase. We have a network of design engineering resources to create permit documents. We can work with your facilities team to create a detailed schedule and plan for implementation.
    • Estimating: Our in-house estimating staff can create complete construction budgets. We can work with the client on different options to address budget concerns. We can also work with our vendors to address supply chain issues.
    • Financial Services: Financing for sustainability projects can always be challenging. We can advise our clients on different financing options, including PACE and Sustainability as a Service (SaaS). We can bring in our financial partners to help find the BEST option for our clients.

    • Retro-Commissioning: We can self-perform retro-commissioning to enhance operational efficiencies of mechanical, electrical, and plumbing systems. RCx is a systematic process to investigate and optimize existing building systems. It results in the identification of low-cost energy efficiency measures that typically provide a beneficial economic payback of two years or less.
    • Test and Balance/Controls: We work with our trade partners to adjust air and hydronic flow to improve building health and efficiency. Our trade teams can also implement repairs and upgrades to control systems to make systems work as intended.
    • Deep Energy Retrofits: Our construction teams can replace or repair selected HVAC, electrical and plumbing systems to improve the efficiency, reliability, and comfort of a client’s facility. We have strong partnerships and can manage subcontractor work giving our clients a single point of responsibility.

    • Compliance Reporting. Certain local and state agencies will require facility owners to submit their benchmarking data on an annual basis.  For more information on different sustainability policies, please visit the Policy section of our sustainability website, The Legacy Project.
    • Building Optimization Analytics: We provide Monitoring Based Commissioning (MBCx) solutions that utilize automated data analytics to continuously monitor the performance of systems and identify operational deficiencies.
    • Data-Driven Maintenance: Our expert service technicians will provide ongoing maintenance to ensure all equipment continues to function at its best.
